Ayal previously led construction and development through Eretzor Construction, from ground-up single-family homes in West Palm Beach and Pompano Beach to the redevelopment of specialty and healthcare facilities. That experience with budgets, schedules and permitting still shapes how he advises clients and underwrites deals today.

Medical / treatment facility, Boca Raton
Acquired and redeveloped a building for a behavioral health treatment operator, leased on a triple-net basis. 2016 improvement estimates were about $800K of tenant work and $400K of landlord work.
Behavioral health2021–present
Treatment facility, West Palm Beach
Acquired with an initial investment of about $1.8M (2021), bank-financed and leased on a triple-net basis to a behavioral health treatment operator. A development order for part of the site was obtained in 2024.
